What Changes the Price

Window count & home size

The biggest driver. A 15-window rambler and a 40-window two-story are different jobs β€” we quote per home, not per square foot, so you only pay for your actual windows.

Interior + exterior vs. exterior only

A full inside-and-out clean (including tracks and sills) takes roughly twice the work of exterior-only, and the price reflects that. Most customers choose the full clean for the best result.

Stories & accessibility

Second and third stories, steep rooflines, and windows over sunrooms or landscaping take more time and equipment. Our water-fed poles reach up to four stories without scaffolding.

Add-on services

Gutter cleaning, solar panel cleaning, pressure washing, and deep screen cleaning can be bundled with a window clean β€” usually cheaper together than booked separately.

Hard water treatment β€” included

Mineral spotting from sprinklers and hard water is treated as part of your clean, not sold as an upcharge. The one exception is glass that's already etched: that's restoration work (polishing, not cleaning), and we'll tell you before we start.

First clean vs. maintenance clean

A first visit means full setup on an unknown home and glass that may not have been touched in years, so it prices higher than a maintenance visit on a home we already know and clean regularly.
